Muscat – Oman Tourism Development Company (Omran Group) has signed three development agreements worth more than RO122mn to expand residential and tourism facilities at Madinat Al Irfan and Yiti Integrated Tourism Development.

The agreements, signed with Hassan Allam Holding’s real estate arm Grova Developments and Aurelian Development, aim to attract foreign investment, diversify tourism offerings and develop integrated destinations combining residential living, hospitality and commercial facilities.

At Madinat Al Irfan, two residential projects with a combined development value of RO44.5mn will mark the first phase of residential development at the flagship urban destination.

The projects comprise a residential neighbourhood valued at RO29mn and a branded residences development worth RO15.5mn. Hassan Allam Construction will undertake construction of both projects, drawing on the group’s engineering and construction expertise.

The developments are intended to establish the foundations of Madinat Al Irfan’s residential offering, catering to different lifestyles and investment preferences. The wider masterplan brings together housing, business, hospitality, retail and lifestyle facilities within a connected urban environment.

H E Azzan bin Qassim Al Busaidi, Undersecretary for Tourism at the Ministry of Heritage and Tourism and Chairman of Omran Group, said integrated tourism destinations were an important part of Oman’s strategy to build a diversified, competitive and sustainable tourism sector.

He said combining tourism, residential, business and lifestyle components would strengthen destinations, attract investment and create opportunities for broader economic participation in line with Oman Vision 2040.

Ayad Ali Al Balushi, CEO of Omran Group, said the projects reflected the company’s focus on partnerships with investors and developers capable of delivering high-quality developments and long-term value.

Madinat Al Irfan spans 7mn sqm in the heart of Muscat. Its wider masterplan includes 10,000 planned residential units, alongside business, hospitality, retail and nature-based components.

RO78mn investment at Yiti

Under a separate agreement, Omran Group has partnered with Aurelian Development to develop Yiti Hills and Oases, the fourth phase of the Yiti Integrated Tourism Development.

The project covers approximately 200,000sqm and represents an investment of RO78mn. It will feature a luxury five-star resort and 490 residential units designed to international standards.

Aurelian Development will oversee the project’s design, construction, marketing and sales management.

Al Balushi said the partnership marked an important step in advancing the long-term vision for Yiti and reflected Omran Group’s efforts to attract foreign direct investment and work with international developers.

Dimitri Tikhonov, CEO of Aurelian Development, said the project would combine luxury hospitality with contemporary living, strengthening the destination’s appeal while tapping the potential of Oman’s tourism and real estate markets.

The agreements support Omran Group’s wider efforts to develop integrated destinations and attract private-sector investment, contributing to economic diversification and the growth of Oman’s tourism sector.
