Muscat – Al Mouj Muscat was established in 2006 as Oman’s first Integrated Tourism Complex (ITC), and now that the award-winning lifestyle destination is 75 per cent complete, development milestones have been reached that show how the project has had a significant impact on sustainable socio-economic growth for the nation.
The partnership behind Al Mouj Muscat between Majid Al Futtaim, Omran and Tanmia, designed a masterplan that through its implementation would actively contribute to Oman’s vision of long-term economic diversification.
Total investment in the mixed-use development is US$3.5bn, and Al Mouj Muscat’s portfolio of properties has stimulated growth and attracted considerable foreign direct investment (FDI) with details of its major achievements now clearly illustrated in Al Mouj Muscat’s Impact campaign.
To date, over 2,500 residences have been delivered from chic one-bedroom marina-side apartments to six-bedroom oceanfront luxury villas. With the project now in its final 25 per cent phase, approximately 2,200 homes will be completed taking the total up to 4,770. Still to come also is a unique oceanfront business park at Al Mouj Golf plus expansion of Al Mouj Marina to provide 400 berths with the surrounding area to be enhanced and developed further through the addition of residences, offices, retail, food and beverage outlets and hotels.
Currently Al Mouj is home to 8,000 residents from 85 different nationalities living in four districts and within which are thriving neighbourhoods where people value a sense of connection and belonging inspired by Al Mouj’s guiding principles of Placemaking. Through infrastructure and lifestyle opportunities that transform public spaces, the philosophy is to create communities and places where people have experiences that enrich their sense of wellbeing every day so they may live the best life possible.
Residents enjoy an unrivalled lifestyle with Al Mouj providing access to 30km of landscaped walkways, cycling trails, 18 parks, 15 swimming pools, outdoor gyms and 85 retail and culinary options, a marina and an 18-hole golf course. In addition, there is a Community Hub featuring a nursery, masjid, café, shops and library focusing on Omani culture and heritage, combined amenities that residents highly value.
The wide choice of leisure, cultural and entertainment opportunities available at the lifestyle destination is central to its success.
Another winning component is the superb quality of the properties available, a factor that Badriya al Suqri, construction engineer at Al Mouj recognises: “The teams working to deliver properties are wholly dedicated to quality. This goes beyond excellence in terms of materials and finishes. We are committed to sustainable development, which demands that every aspect of what we design and build contributes to wellbeing for residents and environmental responsibility. We consider everything from efficient resource use to waste and emissions reduction and biodiversity protection, alongside creating interior and exterior spaces that promote health, safety and a sense of harmonious living.”
Nasser al Sheibani, CEO of Al Mouj Muscat, said, “With our development at 75 per cent completion, we have delivered on our promise of creating a community that has a sustainable and positive socio-economic impact for Oman. A key achievement has been our development of exceptional amenities and a diverse property portfolio.
